Deluxe Waterproofing and Caulking Inc.

Jupiter’s coastline and waterways are the draw, and they’re also hard on the concrete holding its buildings up. From the marina district to the commercial and mixed-use buildings inland, structural concrete here sits in salt air, humidity, and, near the water, direct marine exposure. Deluxe Waterproofing & Caulking has restored South Florida commercial concrete for more than 70 years, and Jupiter’s coastal and waterfront building stock is exactly where that experience pays off.

Even in a town with newer development, coastal concrete deteriorates the same way it always has. Chlorides from salt air work into the concrete, reach the reinforcing steel, and start corrosion. The steel expands as it rusts and cracks the concrete around it, which is what eventually spalls off as visible damage. Waterfront and marina-area buildings feel it soonest.

Spalling, cracks, and rebar corrosion

We assess where concrete is spalling, cracking, or rust-staining and gauge how far corrosion has advanced into the steel. Proper restoration removes deteriorated concrete, treats or replaces the corroded rebar, rebuilds with the right materials, and reprotects the surface against Jupiter’s coastal conditions.

Balconies, decks, and parking structures

Waterfront condos and commercial buildings have balconies and decks exposed to salt, plus parking structures that carry constant loading and water intrusion. These elements show deterioration first and draw the most inspection scrutiny. We restore balcony edges and slabs, garage and deck surfaces, columns, and beams, and address the waterproofing that keeps the repair intact.

Recertification support

Many Jupiter buildings fall under Florida’s milestone inspection and recertification framework, which applies earlier for buildings closer to the coast. When an inspection flags concrete deterioration, restoration resolves it. We restore structural concrete to help buildings meet the requirements those inspections identify.

Why Deluxe

More than 70 years of South Florida structural concrete experience, based in Pompano Beach, means we understand how coastal and waterfront buildings deteriorate and how to restore them so the fix holds. We also handle waterproofing, caulking, mold remediation, and building maintenance and painting, so we can restore the concrete and then protect it against the salt exposure that caused the damage.

Our process

We assess the structure on site, documenting spalling, cracking, and corrosion and judging its depth. We present a restoration scope with clear reasoning, coordinate with engineers or inspection findings where relevant, and once approved, our crews complete the work with care for the residents and operations around it.

FAQ

Our building is fairly new. Can it still have concrete problems?
Coastal exposure affects newer buildings too, especially near the water. An assessment shows whether corrosion has begun.

Do you handle marina-area and waterfront buildings?
Yes. Waterfront structures face heavier salt exposure, and we restore and reprotect them with that in mind.

Can you support a recertification inspection?
Yes. When an inspection identifies concrete deterioration, we restore the affected structure and can coordinate with your engineer.

What’s the risk of waiting on visible spalling?
Spalling means corrosion is already advanced. Waiting generally lets more concrete and steel deteriorate, which increases the scope of repair.
